The Vision

As Gateway Oaks prepared for a broader building renovation, Gary Wong of Multi-Investment Services identified the opportunity to elevate the property through a modern, thoughtfully designed fitness amenity. His objective was to attract and retain top-tier office tenants and position the building as a long-term destination for forward-thinking organizations. The fitness center was intentionally viewed as a core leasing anchor, not a secondary amenity.

Opti-Fit was engaged early to help define the identity, function, and long-term value of the fitness center.

Opti-Fit’s Approach

Opti-Fit partnered closely with Gary and the project team to understand the building’s tenant profile, available space, and budget parameters. Our approach focused on creating a versatile, inclusive environment that could support users ranging from sedentary office workers to highly athletic professionals, without intimidating or excluding either group.

In addition to space planning and equipment selection, Opti-Fit’s consulting and design scope included advisory support on:

  • Fitness center zoning and circulation
  • Flooring systems selected to meet acoustic, traction, and performance requirements by zone
  • Wall graphics and branding concepts
  • Fitness center rules and operational guidelines
  • Surveillance and security system considerations

This comprehensive planning ensured the amenity functioned efficiently, safely, and professionally while reinforcing its role as a premium workplace feature.

The Solution

The finalized fitness center concept integrates clearly defined zones for cardiovascular training, strength training, functional movement, and recovery. Equipment and flooring selections were intentionally paired to support each area’s specific demands and user behaviors.

Key vendor partners for the project included:

  • Matrix Fitness for cardio and strength solutions
  • Ecore Athletic for performance flooring and acoustic control
  • Eleiko for premium strength equipment and free weights
  • Peloton for connected cardio experiences
  • Hyperice for recovery and wellness solutions

Each partner was selected to contribute to a cohesive, durable, and high-quality training environment.
